Story:The company focuses on commercial real estate, which contributes 55% to its net asset value. Residential projects drive high RoE, as the company has no working capital. But the commercial sub-segment is more attractive, given stable cash flows. IBREL derives benefits from limited upcoming supply, lower offtake risk and 30-50% higher realisation. 78% of IBREL''s ~200 million sq ft land bank is located in western India. Delays in freeing up incremental land limit the potential for incremental supply over the next 3-5 years. IBREL stock has priced in a 30% correction in property prices/rents. One-off transactions and astronomical peak rentals, last seen in ''07, may disappear.I expect only a 10% correction in average commercial rents in western India, notably Mumbai. This is supported by the vacancy scenario for grade ''A'' properties and the fact that 60% of IBREL''s Mumbai office project has been pre-leased six months before delivery.Considering all these people having a penchant to the high risk realty sector may opt for indiabulls real estate at lower levels.
